Adobe Software – It has been brought to our attention that some of the signing document packages are printing out with wingdings/symbols embedded. This has created major issues with our lender clients and is causing for the entire loan packages to be reclosed. Please take a minute to update your Adobe software following the steps below to avoid having this issue.
Non-Borrowing Spouse – When having the docs executed please DO NOT allow a non-borrowing spouse to sign or initial the document if their name does not show underscored.
Missing/Incorrect Signatures- Borrowers must ALWAYS sign their name EXACTLY as their name is shown underscored. You must stress the importance of this to the borrowers during the signing. We need to make sure borrowers are signing their documents as they appear on title and the notary is acknowledging as such.
Example: “ This is the Deed of Trust, please sign your name exactly as it appears here, please enter the date correctly, todays date is ____”.
4506-T – Please be sure the borrowers are signing this document AND ALSO entering a check mark in thebox just above the signature (attestation box). Do not allow borrowers to edit this form or add additional non-borrowing spouse/names that are not shown on the form. If spouse’s name is included on line 2a, spouse must sign at the bottom of the form. If lender included a separate form for spouse, ensure borrower and spouse sign each form correctly. Always review job aid included in packages.
Notice of Right To Cancel– Pay very close attention to this document to make sure borrowers sign and date in all required sections. Be sure borrowers are entering the correct dates.
Missing/Unacceptable funds– If the borrowers are to provide funds at closing, please be sure to double check that the funds being collected are acceptable… Should the borrowers refuse to provide funds, or provideacceptable funds please contact the lender teams ASAP *If you are unable to reach anyone to confirm, please adjourn closing immediately. *You must read signing agent checklist
